JJ Mack Building

The JJ Mack Building (formerly know as 33 Charterhouse) epitomises sustainable workplace design, showcasing the very best of wellness and smart building features. Located only 100m from Farringdon Station in London, Synetica won the contract to install their state-of-the-art indoor and outdoor air quality monitoring systems to ensure the new offices achieved the coveted WELL™ Platinum Standard. Air quality was prioritised as a fundamental element of the project, with architects Lifschutz Davidson Sandilands and building owners, Helical, working together to create a truly exceptional occupier experience.

Working with project partners, Lloret Controls, the engineers at Synetica supplied a complete LoRaWAN system consisting of 78 air quality and fire suppression sensors and the associated network infrastructure. This included installing seventy enLink IAQ indoor air quality monitors mounted on walls and ceilings throughout the building.

Using pre-configured LoRaWAN gateways and an IoT hub supplied by Synetica, building managers, SmartSpaces, use the air quality sensors to transmit real-time, monitoring data directly to the building management system, with the information being viewable by occupiers on the bespoke building app and the in-building digital screens. Additionally, the sophisticated, highly efficient air handling and fan coil units provides building users with a 16 litre per second, fresh air supply.

Synetica also supplied four OAQ LoRaWAN outdoor air quality monitors to measure temperature, relative humidity, VOC’s O2, PM 1, 2.5, 4, 10, carbon monoxide, ozone and NO2 to safeguard against polluted air from outside being introduced into the workspace.

Commenting on the project, Sean Williams, Director at Synetica said: “The JJ Mack Building was a very unique and exciting development to work on. The designers and architects really pushed the boundaries to create not only a sustainable but a healthy workspace right in the middle of London. Our enLink IAQ and OAQ monitors are intelligent, intuitive air quality monitors which are easy to install and work seamlessly with a buildings management system. This helps our clients on their way to achieving their desired WELLness and BREEAM ratings.”

In terms of demonstrating progressive construction techniques and sustainability in design, the JJ Mack Building was the first building in the UK to be assessed as BREEAM Outstanding (2018) at the design stage. It has also been given an EPC rating of A, which has been awarded to less than 1.8% of London’s non-domestic properties. Building owners Helical won the SECBE Digital Construction Award 2021 in recognition of their approach to smart building technology. In addition, the JJ Mack Building has achieved a Nabers Design for Performance Target Rating of 5 Stars in recognition of its energy performance, an accolade which has currently only been awarded to five other buildings in the UK.
