Skanska’s UK headquarters is the first building in the country to achieve the WELL v2 Pilot Platinum Standard. Located in Moorgate London, Skanska has installed 130 of Synetica’s LoRaWAN sensors to monitor the building’s air quality, energy consumption, occupancy, water leakage, plant and machinery vibration and waste bin levels.
Skanska is a world-leading project development and construction group, known in the UK for major projects like the Gherkin, the Monument Building and Crossrail. It was the aim of Skanska and their architects, John Robertson Architects, to ensure that their headquarters at 51 Moorgate provided not only an aesthetically pleasing space in which to work, but also real-time data detailing the ongoing conditions of any space within the built environment.
For the project, Skanska developed its own intelligent building platform to collect and analyse real-time data to improve the building’s performance, focusing on carbon and operational efficiency. The platform connects to individual control systems, including over 130 of Synetica’s LoRaWAN sensors for monitoring a range of air quality, energy and building services.
This intuitive platform has provided on-site energy savings of over 20% and a 12.5% cut in facilities management costs due to a significant reduction of man hours required on-site and a more tenant-focused approach that has led to increased productivity.
Thanks to the success of the platform deployment, Skanska has now standardised on Synetica’s sensors for providing the same solutions to their construction clients.
Importantly for the building occupants, as well as achieving the WELL v2 Pilot Platinum Standard, 51 Moorgate is also set to achieve a BREEM ‘Excellent’ rating.
BREEM is the world’s leading science-based suite of validation and certification systems for sustainable built environment. 51 Moorgate features air conditioning, heating and lighting systems which are all low-energy and highly efficient. Natural daylight from full-height windows is partnered with presence-sensing lighting to save energy. The building uses 100 per cent renewable, fossil-free energy.
The team at Synetica supplied a complete LoRaWAN solution providing system design advice, training services to the Digital Solutions Team and integration services to ensure the Internet of Things (IoT) sensor data would flow into the cloud management platform and building management system.
